Saint Jean de Luz: rare goods and high prices
An undeniable attraction for the Basque Coast for several years has led to a sharp rise in prices in Saint Jean de Luz
The Nouvelle Aquitaine region is more attractive than ever. Indeed, according to the LPI SELOGER observatory, it has fallen into second place among the regions where second homes are the most expensive. After Paris, Aquitaine is among the regions with the highest selling prices with an increase of 6.8% in its departments of Gironde, Dordogne, Lot-et-Garonne and Landes. This attractiveness was accentuated with the arrival of the High Speed Train line between Paris and Bordeaux.
This price increase in Pyrénées Atlantiques is much more obvious on the Basque Coast where prices have globally increased by 20% over the past 2 years.
Thanks to its geographical location between sea and mountains, its economic dynamism and its quality of life, the Basque Country is attracting more and more investors. The municipality of Saint-Jean-de-Luz has no less than 45% of its accommodation in second homes.
THE PRICE OF REAL ESTATE IN SAINT JEAN DE LUZ, THE EVOLUTION
For 2 years we have seen an increase in sales prices of around 14%. To date, the average price per square meter in the town has risen to 5,100 euros on average. This development is clearly noticed on the price of houses. Supply on the market is increasingly scarce and demand continues to grow.
The health crisis we are currently experiencing suggests that the high-end market will find a balance because it remains a safe bet.
THE DISTRICTS TAKEN FROM SAINT JEAN DE LUZ
The most popular locations for an acquisition in Saint Jean de Luz are:
Sainte Barbe and Aice Errota: residential areas appreciated for the charm of Basque houses with gardens and proximity to the center and the beach.
Ciboure Bordagain: a district particularly popular with Parisians, properties with gardens and sea and / or mountain views.
The city center: for life on foot and the sea view. This district mainly concentrates apartments.
NEIGHBORING COASTAL CITIES
The towns of Guéthary and Bidart are also very popular for investment in second homes. Here again, sales prices are increasing. There is an increase of 20% in 2 years in the town of Guéthary for a price per square meter of 5,800 euros currently (average apartments and houses). For Bidart, the evolution is more or less the same as for Saint Jean de Luz.
These prices may represent an average. They can increase very significantly depending on the location, with sea views finding prices over 10,000 per m².
INSIDE THE GROUND
The popularity of the Basque Country and the drop in the number of properties for sale in Saint Jean de Luz are benefiting neighboring municipalities such as Urrugne, Ascain and Saint Pée sur Nivelle. Indeed, their proximity to the coast, larger grounds and access to mountain activities give them potential for buyers looking for space and tranquility.
The prices per square meter are between 2,600 and 3,500 euros.
